A Sonoma Wine Country penthouse designed by an AD100 firm for $8.6 million

What was once a lumber yard in the Sonoma County town of Healdsburg, California is now the Mill District, a planned community developed by Replay Destinations that will one day offer a range of shops, dining, and a hotel.  The project’s first phase, a three building condominium collection designed by AD100 architecture firm Olson Kundig, was completed late in 2024. Titled Canopy, one of the building’s penthouses is on the market for $8.6 million.

The top floor unit measures 3,624 square feet of indoor space, with three bedrooms and three-and-a-half bathrooms. There’s also 2,004 square feet of outdoor space, with a built-in grill, a fire pit, and an alfresco dining area. Inside, floor-to-ceiling windows offer ample views of the surrounding greenery and Fitch Mountain, plus hardwood flooring and wood-paneled accents add a rustic yet refined bent. The kitchen is complete with Mandicasa cabinetry and Miele appliances, and the bathrooms feature Waterworks fixtures.

“Coupled with Mill District’s exceptional location, residents can enjoy prime access and walkability to Healdsburg’s finest offerings, including Michelin-starred dining, art galleries, boutiques, world-class tasting rooms and more,” Mike McCone, vice president of development for Replay, said in a statement shared with AD PRO.
